THE BUYING PROCESS

Buying a home with Ventura is a fun and easy process, though it may be a little different than other builders.

Ventura Homes is comprised of an intimate professional team that custom designs every home to ensure each has all the character and personality typically only found in older neighborhoods.  We put our talents, experience, hearts and souls into each like a work of art. Ventura delivers something unique and exceptional to Lubbock, while constantly striving to innovate and add value for those who live in each Ventura home.

Step 1 — Obtain pre-approval through a lender.

If you plan on taking out a mortgage loan, you will first need to get pre-approved. For this process, you will provide information to a lender on assets, liabilities, and current employment. The lender will provide a full list of items required for the pre-approval and loan process. Our preferred lenders include: Happy State Bank, Prime West MortgageTexas Tech Federal Credit Union, and City Bank Mortgage. Once you have done this, you are ready for us!

Step 2 — Choose the right Ventura home for you.

Pre-approval will provide the price points that will help determine our best neighborhoods for your budget. We have many different floorplans and styles to match your needs and personality, all in different stages of the build process. Every Ventura home is professionally designed before we ever break ground. There are completed options available if you need to move into your home soon, or you can choose one that is just getting started so you can watch the whole building process.  There are tentative completion dates on all of our listings page here.

Step 3 — Sign a contract with a deposit.

Once you’ve chosen the Ventura home for you, you will need to sign a contract to make it yours! If you are working directly with Ventura, you will sign the contract with Jeff Seal. If you choose to work with a realtor, they will assist you. The contract will discuss the final price, finishes, warranty, and a tentative completion date. At this time, you will put down a minimum of 1 – 3.5% deposit that will be applied to the final purchase price at the time of closing. If you put 1% down, you will not be able to modify any of the design or selections for that home. If you put 3.5% down you can work with Jeff and the Ventura designers to modify up to three items within your custom-designed home. Upgrades will need to be paid in full before and separate from closing costs.

Step 4 — Sit back, relax, and enjoy watching your home being built.

Step 5 — The Walk Through Process

As your home begins to get closer to completion, we will be noting details that may need to be perfected before closing. Our goal is to deliver a quality, safe home to you in every way.

The week before closing, we will give you a roll of blue tape and we will do a final walk-through before closing with you. During this time we will also discuss details about your home, the appliances, warranty information and any other questions you may have. Your satisfaction with your Ventura Home is most important to us. 

Step 6 — Closing

On the day of closing, you will meet with Jeff at your new home to complete all the necessary paperwork and pay the closing costs.

Congratulations! You now get the keys to your one-of-a-kind Ventura home.
